Buying in Northern Virginia

Your home journey starts here.

A clear path from "we should look around" to "we have the keys" — without the pressure.

Pieces of pie

Pick two — the market picks the third.

Most buyers walk in with three priorities: price, location, and type of home. In a normal market, you can usually pin down two — and the current market quietly decides the third for you.

If price and type matter most, you'll widen the search area. If location is non-negotiable, you'll either flex on price or on the kind of home you'll consider.

None of those tradeoffs are bad. They're just easier to make on purpose, early, than to bump into halfway through a tour.

Step by step

What to expect.

Every purchase is a little different, but most follow the same nine moments. None of them should feel like a surprise.

  1. Step 01

    Pre-approval

Talk to a lender first. Knowing your number turns "could we?" into "let's go look."

  2. Step 02

    Search

We map the neighborhoods, the schools, and the commute, then narrow the list together.

  3. Step 03

    Tour

Walking through is when priorities get real. Plans change here — that's normal.

  4. Step 04

    Offer

Price, terms, and timing. We write it carefully so you're competitive without overpaying.

  5. Step 05

    Ratified contract

Both sides have signed. The clock starts on inspections and the loan.

  6. Step 06

    Inspections

Home inspection, sometimes a few specialists. We talk through what's worth raising.

  7. Step 07

    Appraisal

The lender confirms the value. If it comes in low, we have options.

  8. Step 08

    Walk-through

One last look the day before settlement to confirm everything's as expected.

  9. Step 09

    Settlement

Sign, get the keys, breathe out.
